Hestix manages the commission rules applied to properties managed on behalf of owners, the commissions accrued on bookings, their settlement and the financial position of operators and collaborators. A specific operational domain, connected both to hospitality operations and to financial data.
The problem
Every property manager works with different commercial rules.
Managing properties on behalf of owners means applying different percentages, possibly using different calculation bases and knowing exactly what has accrued over the period. At the same time, collaborators and operators hold a financial position made of fees, advances, reimbursements and payments, which often stays outside ordinary flows.

Each commission rule is configured in Hestix and applied to the bookings that fall within its scope. The percentage is not fixed: it depends on the agreement with the owner and on the management model.

Hestix supports the settlement with states and the recording of the payment towards the recipient: it does not execute bank transfers or automatic payments.

The real screen shows the ledger of commissions accrued in a month: total accrued, bookings considered, rules applied and accrual period, with calculation basis, percentage and optional fixed amount for each booking. It is a sanitized version of a real screen, with synthetic or anonymised data.

The operator balance represents the financial position of a collaborator or operator. It is separate from booking revenue and cash collected, and it keeps together what that person accrued, advanced, received or paid in.

Property Manager, in brief.
Can I use different percentages per property or unit?
Yes. A commission rule has its own scope, which can be the account, a property or a single unit, and its own validity period. The percentage is configurable and not fixed.
Can the commission be calculated net of OTA commissions?
Yes. Among the supported calculation bases there is the case where the OTA commission is deducted from the revenue basis and the property manager percentage is applied to the resulting net basis. The available bases are the ones the engine supports.
What does the operator balance track?
The financial position of each operator or collaborator: fees, fees linked to cleaning, advanced expenses, payments, reimbursements, adjustments and notes, with balance, history, attachments and a PDF statement. It does not manage the ordinary cash collected on bookings.
Does Hestix replace accounting software?
No. Hestix organises commission rules, accrued amounts, settlements and operator movements in a management view. It is not presented as a statutory or tax accounting system.
